Job Description

The Head of Janitorial & Security Operations will lead and oversee the development and accountability of custodial and security services for a portfolio of Commercial Class A properties working out of New York and managing additional properties in Massachusetts, Washington DC, Columbus Ohio, and Atlanta. This critical leadership role requires an entrepreneurial spirit to provide exceptional service and operational excellence. The ideal candidate will demonstrate strong strategic vision and expertise in developing and implementing programs and comprehensive strategies adjusting to the specific needs of each property. This includes, but is not limited to, achieving/exceeding client expectations, managing budgets, maintaining and improving employee morale, retention, and productivity.

This position is considered an advanced management position and works directly with property management and building owners.

Responsibilities:

  • Serve as the senior executive for customer custodial facilities and security services, ensuring high-quality and cost-efficient cleaning and sanitation service delivery and to ensure proper security practices are being carried out.
  • Lead and manage operations and vendor relationships across multiple properties. Review service contracts to ensure facility management needs are being met and maintain adherence to the highest standards.
  • Supervise, facilitate and ensure efficient utilization of employees; plan and monitor appropriate staffing levels. Oversee the performance of the service team.
  • Maintain labor relations and resolution of issues relating to collective bargaining agreements for janitorial and security union contracts; contract negotiations, grievance resolution, arbitrations, etc.
  • Establish standardized procedures, policy, protocols, and reporting mechanisms for implementation of best practices and ensure operational excellence, consistency and financial performance across the portfolio. Promote quality assurance expectations and standards as directed.
  • Ensure compliance with health and safety standards and industry codes (e.g. OSHA) as well as all Federal, State, and Local laws.
  • Provide administrative oversight of the project including all internal business functions: budgeting, accounting, human resources and facilities support. Develop, track, and manage a periodic cleaning schedule on an annual basis
  • Partner with property management and ownership for integrated and effective operations. Lead strategic planning discussions and business development opportunities.

Qualifications:

  • Bachelor's degree in Janitorial Management, Facility Management, Business Administration, or a related field, or equivalent professional education and experience.
  • Minimum of 8 years of leadership experience in custodial management, facilities operations, or related fields; or equivalent combination of education and experience.
  • Effective leadership and communication skills with proven ability to interact efficiently and professionally with all levels of management and familiarity working with both union (32BJ) and non-union hourly employees.
  • Comprehensive understanding of financial principles, including P&L management and budgeting.
  • Must have qualification, experience, and proficiency, which includes material handling in compliance with OSHA, EPA, and other federal, state, and city requirements.
  • Proven ability to drive operational efficiency and client satisfaction in a multi-site environment.
  • Willingness to travel.
  • Strong organizational and interpersonal skills, time-management, and supervisory skills with attention to detail.
